Core Property has reviewed the "AMP Capital Wholesale Australian Property Fund"
The Fund is the largest unlisted open-ended property fund available to retail investors in Australia with gross assets of $1.9 billion, primarily invested in Direct Properties (92.5%) with a small allocation to ASX listed securities (5.4%), with the remainder in cash and other assets.
The Direct Property component provides a well-diversified portfolio of 25 properties across the retail, office and industrial sectors. The portfolio enjoys a 98% occupancy and a weighted average lease expiry (WALE) of 4.2 years. The Fund also benefits from low gearing and a diverse tenant mix.
Core Property expects FY19 distributions to be around 7.48 cpu, implying a distribution yield of around 5.6%.
In Core Property’s opinion the Fund is suited for investors seeking a stable income distribution yield backed by a well-diversified portfolio with conservative balance sheet metrics. Core Property has rated the Fund as RECOMMENDED.
