The Westbridge Medical Property Fund is a closed-ended unlisted property fund that invests in healthcare medical assets across Australia.
The Fund is managed by Westbridge Asset Management, a wholly owned entity of Westbridge Funds Management, a property investment manager established in 2000, with over $950 million of assets under management.
The Fund seeks to provide investors with a regular monthly distribution of 7.00 cents per unit per annum, with a focus on a stable and secure investment profile of healthcare medical assets:
-
The Fund invests in medical assets which enjoy everyday demand from the community, such as medical centres and healthcare hubs, and does not invest in private hospitals, aged care/nursing facilities and older style medical centres.
-
The Fund was established in August 2025 and is targeting a portfolio of $100M of medical assets diversified across 8 properties, with each investment valued in the $10M - $25M range.
-
The portfolio currently has 3 medical centres (in Croydon VIC, Bendigo VIC and Greenfields WA) and is looking to acquire a fourth asset through a 50% interest in the College Junction Medical Centre in Clayfield QLD.
The Fund is raising $8.25M through the issue of 8.25M units at $1.00 per unit. The Fund is open to wholesale investors with a minimum investment of $100,000. The Fund intends to acquire additional healthcare medical property assets either directly or indirectly.
